The results from the first quarter of 2012 for Amelia Island real estate bode well for the balance of the year, if the established pattern of sales continues. Unit sales of homes, villas and homesites are up in the first quarter of 2012 by 25% over 2011. Your local community real estate team, Amelia Island Plantation Real Estate, has accounted for 3 out of every 4 sales (75%) of all sales activity in the Amelia Island Plantation community. This should come as no surprise as historically our team accounts for 75% to 80% of all real estate activity in the oceanfront resort community. The second quarter has gotten off to a solid start as well with 12 new contracts. Another encouraging sign for the local real estate market is the total inventory of properties available for sale has dropped from 260 properties to just under 240 properties. If this trend continues, it may show that the slide of property values is near its end. In 2010, properties sold for an average sales price of $582,623. The average sales price in 2012 year-to-date is $595,618 - a very good sign! We will continue to track this trend as we would all love to declare that the market has hit bottom and is officially on the rise again.
